is a neighborhood that will be constructed within the next 3-5 years. Located in NCP 3 it has already passed the second reading and has been planned out by the City of Surrey. The general location of land assembly is west of 176th street and at the end of 18th avenue in South Surrey, BC, Canada.

The 18th Avenue Land Assembly
consists of 3 properties with a total of 8.87 acres. As per the NCP 3 a green space of 1.2 acres will be created west side of 17240 to allow for a natural river course and nature walk in the community. The total usable area is 7.72 acres. After a meeting was held with the city property 17276 was tentatively changed to town houses to ensure community cohesion. With this into account initial feasibility studies completed by Alpine Martin concluded that 118 - 1400 sqft. units will be able to be built on the 7.72 acres.

As we currently work with Alpin Martin to create the site plan for the 18th Avenue Townhouse Project, we have joined all three properties together - due to the city's recommendation to allow for a more cohesive community in the area. As seen in the figure to the left. the site plan allows for 118 townhome units and is being continually revised to achieve the best possible outcome.

The Darts Hill Neighbourhood Concept Plan (NCP) provides a comprehensive strategy that will guide growth and development of a new and complete neighbourhood in Grandview Heights. The NCP was developed with extensive public and stakeholder consultation. Preliminary planning, studies and technical analysis established clear context and supported an evidence-based approach to decision making. Leading best practices and market trends were carefully considered and applied. The result is a context responsive plan that will guide the development of a compact, resilient, and green neighbourhood where nature is integrated into design and daily needs are within walking distance of all residents.
